    The situation. My clients had outgrown their townhouse in Brambleton, in Loudoun County, and wanted a single-family home with room to grow. Like most move-up buyers, they needed the sale and the purchase to work together: enough equity out of the townhouse, on a timeline that let them compete for the next home without carrying two mortgages.

    What we did. We sold the Brambleton townhouse and went after a single-family home in the Dominion Valley Country Club community in Haymarket. That listing drew multiple offers. Rather than guess, we built an offer around what the house was actually worth to them and what the competition was likely to do, then structured the terms so the sellers saw certainty, not just a number.
