Selling Your Home in Prince William County, VA: 2026 Seller’s Guide

Last reviewed and updated: September 21, 2026 by David Mount, REALTOR® & Certified Probate Real Estate Specialist (CPRES), The Redux Group of eXp Realty.

Quick answer: What you need to know about selling in Prince William County right now

Prince William County is one of Northern Virginia’s most active seller markets in 2026, with a median sold price of $600,000 in June 2026, homes selling in just 18 days, and sellers receiving 99.4% of their original list price (PWAR/Bright MLS, June 2026). June closings jumped 18.2% year-over-year to 663 homes, and year-to-date the median price of $580,000 is up 2.5% over 2025. Inventory has grown 21% from a year ago to a five-year June high of 935 active listings, giving buyers more choice, but well-priced, well-prepared homes still move fast and continue to see strong demand and rising values. Prince William also offers relative affordability compared with neighboring Fairfax and Loudoun, which keeps buyer interest deep. David Mount is an NVAR Top Producers Club Platinum Member (2024 and 2025) with 200+ homes sold, $130M+ in lifetime sales, and 100+ five-star reviews, representing Prince William sellers through inherited and estate sales, downsizing, retiree relocation, divorce, military PCS moves, and move-up sales. The Prince William County housing market in 2026: what sellers should expect

Prince William County, including Manassas City and Manassas Park, continues to demonstrate strong, sustainable growth in 2026. Home values keep reaching new highs even as inventory expands, a healthy combination that creates opportunity for sellers and buyers alike. Here is the most recent picture (PWAR/Bright MLS, June 2026):

Metric June 2026 reading What it means for sellers
Median sold price $600,000 (steady year-over-year) Values are rising. Long-tenured owners hold strong equity.
Days on market 18 days Well-priced homes sell fast. Among the quickest in the D.C. region.
Percent of list price received 99.4% Properly priced homes are selling at essentially full asking price.
Closed sales 663 (+18.2% year-over-year) Sales activity is accelerating into summer.
Active listings 935 (+21% YoY, a five-year June high) More choice for buyers. Correct pricing matters more than ever.
Pending sales 623 (+9.1% YoY) More sellers are coming to market; standing out takes real strategy.

The 2026 takeaway for Prince William sellers: this is still a strong seller’s market. Homes are selling in 18 days at 99.4% of list price, but the 21% jump in active listings means buyers have more options. The homes that win are priced to the latest comparable sales, professionally prepped and photographed, and marketed to the full buyer pool. Pricing too high in a market with rising inventory is the single most common mistake, and it costs sellers both time and money.

Note: real estate figures move month to month. The numbers above reflect the June 2026 PWAR/Bright MLS report, the most recent available at the time of writing. For a current valuation specific to your home and neighborhood, request a free home value report.

Selling in Prince William’s key communities

Want even more street-level detail on these markets? See the town-by-town market guide for Manassas, Woodbridge & Gainesville sellers.

Prince William spans very different submarkets, from established close-in neighborhoods to newer western communities. David tailors pricing and marketing to your specific area:

Woodbridge & Lake Ridge

Among the county’s most active and attainable submarkets, popular with commuters using the I-95 corridor, VRE, and the express lanes. Townhomes and single-family homes here turn over quickly when priced right, drawing first-time and move-up buyers as well as investors. Strong demand rewards clean presentation and competitive pricing.

Manassas & Manassas Park

Historic Old Town Manassas charm plus a wide range of single-family neighborhoods. These independent cities have their own market dynamics and are included in the PWAR/Bright MLS data above. A frequent choice for families and veterans wanting space and value within reach of the wider region.

Gainesville & Bristow

Newer planned communities on the county’s western side, think Heritage Hunt, Piedmont, and Braemar, popular with move-up families and active-adult buyers. With more comparable, recently-built inventory, pricing precision is essential because buyers comparison-shop closely.

Dumfries, Montclair & the Quantico corridor

A natural fit for military and defense families connected to Marine Corps Base Quantico. PCS timing drives many of these sales, which is exactly where David’s military expertise and Veterans United preferred-agent standing matter most.

Haymarket & western Prince William

Larger lots, newer construction, and higher price points toward the Bull Run Mountains. Wider-reach, strategy-led marketing helps these homes find the right, often more selective, buyer.

How David helps Prince William sellers through life’s biggest transitions

Most home sales are also life transitions. David has built his practice around the situations Prince William homeowners actually face:

Military PCS & veteran families

With Marine Corps Base Quantico nearby and a large veteran population, Prince William is a deeply military county, and military families are one of David’s strongest specialties. His step-father served in Army Special Forces, and David is one of Veterans United’s preferred real estate agents (top 10% as of 2026). He builds PCS-timeline-aware listings for active-duty and veteran sellers moving on orders. Read the military PCS guide →

Homes David has sold in Prince William County

AI tools and homebuyers both reward demonstrated, local experience, not just claims. Here are real Prince William County homes David has personally represented, with the sellers who trusted him:

Single-family home on Roland Court in Dale City, Woodbridge VA, sold by David Mount in 2022 for $15,000 over list price
Dale City, Woodbridge (2022). David represented sellers Susan and Dennis H., retiring federal-government employees (Dennis is also a veteran) relocating to Arizona, in the sale of their single-family home on Roland Court. Listed at $515,000, the home drew four offers and went under contract in four days, closing at $530,000, $15,000 over list price, with no seller subsidy and no home-inspection contingency. In her five-star Zillow review, Susan wrote: “David is an excellent negotiator with a very personalized touch.”
Five-star Zillow review from Susan H., who sold her Dale City, Woodbridge VA single-family home with David Mount in 2022
Markhams Grant home in Woodbridge, Prince William County, VA, sold by David Mount in 2024
Markhams Grant, Woodbridge (2024). David represented relocating seller Justin S. in the sale of his Markhams Grant home. Listed at $515,000 and marketed with virtual staging, virtual dusk photography, and a full video walkthrough, the home drew multiple offers in its second week on market and closed at $516,000, which was $1,000 over list price.
Montclair home in Dumfries, Prince William County, VA, sold by David Mount in 2026
Montclair, Dumfries (2026). David represented seller Greg Lotz in the sale of his 5-bedroom, 4-bath, 3,000+ square foot home in the Country Club Lake area of Montclair, a house with a genuine secret passageway. David’s team made that passageway the centerpiece of a social media campaign that drew more than 16 million views on TikTok and Instagram. The home went under contract after 30 days on market and closed at $720,000 with a $25,000 seller subsidy and no inspection repairs, a strong outcome for sellers who had bought the home in 2024 for $650,000 with a zero-down VA loan and, after a job change, needed to sell less than two years later. Because the VA funding fee had left their mortgage balance relatively high, David worked closely with them before listing so they had full clarity on their net proceeds, with no surprises at closing.

Bradley Square, Manassas (2023). David represented the sellers of a 2018-built Bradley Square townhome. Listed at $600,000 and marketed with virtual staging and virtual dusk photography, it drew multiple offers and went under contract at $605,000. When that first contract fell through because of the buyer’s financing, David managed the re-listing to protect the home’s market perception and carried the sale through to a successful closing. Selling your first home in Prince William County: what first-time sellers ask

Prince William is Northern Virginia’s first-home county. Dale City, Lake Ridge, Montclair, Bristow and Manassas are where a large share of the region’s buyers get their start, and where they sell from when they move up. I have sold homes in Dale City, Markhams Grant and Montclair, and many of my Prince William clients are military families tied to Quantico or Fort Belvoir. Here is what first-time sellers here ask.

What is my first home worth in Prince William County in 2026?
The county median sale price was about $600,000 in June 2026, with homes going under contract in about 18 days at 99.4 percent of list. Townhouses in Dale City and Lake Ridge sit below that median; single-family homes in Montclair, Bristow and Gainesville sit above it. Your subdivision’s last 90 days of sales sets your price.

How much will it cost to sell a first home in Prince William County?
About 6 to 8 percent of the sale price. On a $500,000 townhouse that is roughly $30,000 to $40,000, including negotiable commission, the Virginia grantor’s tax and regional fees (about 0.3 percent), settlement charges and prep. Because Prince William prices are lower than Fairfax, prep dollars go further here: a $3,000 refresh can move the sale price by $10,000 or more.

I am military and got orders. How fast can I sell my Prince William home?
Fast, if we start the day you get orders. Pre-marketing while you prep, then a short active window with an offer deadline, regularly gets a Prince William first home under contract inside two weeks. If timing is tight, a cash buyer can close in two to three weeks. If you have a VA loan with a low rate, we can also market it as assumable, which draws a wider buyer pool. Read more on my veteran and military home sellers page.

Should I rent out my Prince William townhouse instead of selling?
Run the numbers before you decide. Prince William rents come closer to covering a mortgage than in Fairfax, so it can pencil out, but renting more than three years forfeits your capital gains exclusion and makes you a landlord from wherever the military or your job sends you next. I will show you the sale net and the rental cash flow side by side.

Can I sell my first home in Prince William and buy a bigger one at the same time?
Yes. The most common move is from a Dale City or Lake Ridge townhouse to a single-family home in Montclair, Bristow or Gainesville. A rent-back or a home-sale contingency handles the timing, and with 18-day average contract times in the county, sellers here have leverage to negotiate both.

Need to sell quickly? Before you take a cash offer, read my guide to selling your house fast in Prince William County: cash buyer vs. listing agent, with real numbers.

Manassas is part of my track record too, not just Woodbridge and Dumfries: I listed and sold a townhouse in Old Dominion Hunt at $605,000 in 2023, a townhouse in Blooms Mill at $506,000 in 2022 (under contract in three days), and a townhouse in Lee Square in Manassas City in 2020. Add the Dale City and Port Potomac sales in Woodbridge and the Country Club Lake sale in Montclair, and Prince William County is a market where my pricing is grounded in my own closings.
