Single-Family Homes and Townhomes: The Smart First-Time Buys in Northern Virginia
For most first-time buyers here, the best long-term value is a townhome or a single-family home—not a condo. Townhomes are often the realistic entry point: more space, a yard, and (in most communities) land you actually own, usually for less than a comparable detached house. A single-family home is the natural step up when the budget allows. David focuses your search on townhomes and single-family homes so your first purchase builds real equity and resells well—rather than tying you to high condo fees and special assessments.
He will walk you through the trade-offs honestly—HOA rules, commute, schools, and resale—and target the neighborhoods where a first-time budget actually competes.
Where David Helps First-Time Buyers
David works with first-time buyers across all seven of his Northern Virginia markets, and he will point you toward the areas where your budget goes furthest for a townhome or single-family home:
- Prince William County (Manassas, Woodbridge, Dumfries): usually the most attainable entry point—townhomes and starter single-family homes, with strong value near commuter routes and the VRE.
- Loudoun County (Ashburn, Leesburg): newer townhome communities and first-step single-family homes, many near the Silver Line.
- Fairfax County (Centreville, Burke, Springfield, Lorton): a deep middle market of townhomes and single-family homes—David’s home turf, where he has closed many first-time purchases.
- Fairfax City: walkable, established neighborhoods with townhomes and modest single-family homes.
- Falls Church City & Arlington: higher-priced and competitive—townhomes (like Arlington’s Fairlington area) are the usual first-time entry, and David knows how to win multiple-offer situations here.
- Alexandria: townhomes in and around the city, from Kingstowne to the West End.
First-Time Home Buyer FAQ (Northern Virginia)
How much do I need for a down payment as a first-time buyer?
Often less than people expect. VA loans can allow 0% down for eligible military buyers, and other programs allow as little as 3–5%. David connects you with trusted local lenders who show you exactly what you qualify for before you shop.
Should a first-time buyer choose a townhome or a single-family home?
Both build equity better than a condo over time. Townhomes are often the most attainable entry point in Northern Virginia; single-family homes are the step up. David helps you compare honestly on price, HOA, commute, and resale.
Can a first-time buyer win in a multiple-offer market?
Yes. David has repeatedly helped first-time buyers—including buyers competing from out of state—beat multiple offers through smart offer structure and preparation, not just a higher price.
Which Northern Virginia areas are most affordable for first-time buyers?
Prince William County (Manassas, Woodbridge, Dumfries) and parts of Loudoun and western Fairfax County generally offer the most attainable townhomes and starter single-family homes. David matches your budget to the right area.
Does David help first-time military and VA-loan buyers?
Yes. David is a Veterans United preferred agent (top 10% nationally) and regularly helps first-time military and PCS buyers use their VA benefit to buy with little or no money down. First-time buyers may also be able to assume a seller’s existing low-rate loan to lower their monthly payment.

What First-Time Buyers Say About David
First-time buyers across Northern Virginia trust David to educate them, prepare them, and win in competitive, multiple-offer markets.

“I was a first time homebuyer and David was extremely helpful throughout the whole process. He made sure I was well educated on the market and the home buying process before we started to see homes to make sure I was well prepared. He also did a great job working with me and the listing agent to make sure that I submitted an offer I was comfortable with but that was also as competitive as possible. The steps David guided me through helped me find a home that I love and have my offer accepted in a multi-offer scenario on my first try! I highly recommend David to anyone looking for a realtor in the DC area!”

“As first time home buyers, we were naturally nervous to get the process started, but David was incredibly patient with all of our questions and he kept us well informed of all of our key dates and milestones. We got a great price for our home as well as a low stress close. We’re so excited to have this house and so glad for all of David’s wonderful help!”

“As a first time homebuyer, David helped get me up to speed and was very good at setting expectations along with educating me about the entire homebuying process. He moved at my pace and had patience as I figured out what kind of home I wanted. He has a very good pulse on the market, and provided great insight as we viewed homes in different areas to ensure I found something I’d be happy in. Working with him made the entire process smooth and despite the competitive market I am now a happy homeowner in Centreville, VA thanks to his efforts!”

A First-Time Buyer Who Won From Out of State

“This was my wife and I’s first time buying a home out of state through the VA so time was limited and David made the process as smooth as possible. We had one weekend to get in the area to look at and buy a home. David helped us set up as many showings as possible and helped build a gameplan weeks before so we could make the best choices possible when we came to town. We ended up finding our first home and closed out of state with zero issues and on time for our move. He and his team stood in for us when we were not able to be there for inspections, walkthroughs, and coordinated with the loan officers very well. We would not have done it any other way, and highly recommend David.”
