Northern Virginia Buyer’s Agent Track Record: 90 Purchases by Neighborhood (2015 to 2026)

Home > Northern Virginia Buyer’s Agent Track Record: 90 Purchases by Neighborhood (2015 to 2026)

Quick answer: I have represented buyers on more than 100 purchases in Northern Virginia since 2015. This page documents 90 of them from MLS records; it is not an exhaustive list, since several new-construction and off-market purchases never appeared in the MLS. The 90 documented here total more than $54 million: 38 single-family homes (median $775,000), 34 townhomes (median $507,500), and 18 condos. Thirty-five of the 72 single-family and townhome purchases closed at $600,000 or above. Twenty-five were under contract within three days of listing, and I negotiated seller credits on 31 of them, more than $343,000 in all. My buyers close most often in Alexandria (17 purchases, including Old Town, Kingstowne, Stratford Landing, and Seminary Valley), Fairfax (9, including Greenbriar three times, Kings Park West, and Eleven Oaks), Centreville (8, including Sully Station, Stonehenge, and Westport), Vienna (5, including Wolftrap Ridge, Westwood Manor, and Vienna Woods), Springfield (5), Arlington (5), and Falls Church (4, including Woodley, Southampton, and Ravenwood Park), with 11 more across Prince William County. I am David Mount, a REALTOR® and Military Relocation Professional with The Redux Group of eXp Realty. Call or text 571-946-8418 to talk about your purchase.

How to read this page

This is a non-exhaustive list. My actual count is more than 100 buyer representations since 2015. The 90 below are the ones I can document from the regional MLS; a number of new-construction purchases (which builders often never enter in the MLS) and off-market purchases are not included here.

Every purchase closed with me as the buyer’s agent, pulled from the regional MLS: neighborhood, home type, year, closing price, days on market when we went under contract, and the seller credit where there was one. Clients are named only where they have left a public review or given permission; otherwise they appear as “my clients.” Where a purchase has a full write-up elsewhere on this site, it is linked.

What 90 purchases taught me about winning in Northern Virginia

  1. Speed is the first filter. Twenty-five of these homes were under contract within three days of listing, nine within a day. A buyer who sees the house the day it lists and writes that night competes against a smaller field.
  2. Winning and negotiating are not opposites. On 31 of these purchases I negotiated a seller credit, more than $343,000 in total, including $30,125 on a $1.2 million Stratford Landing win against multiple offers and $55,261 on a Stonehenge townhome bought the day it listed. Speed earns the seat at the table; the credit comes from how the offer and the inspection are handled.
  3. A VA loan is not a handicap. Bent Tree against seven offers, Stratford Landing against a field, Claremont with every contingency kept, Settler’s Landing against multiple offers. Offer structure and the listing-agent conversation decide it.
  4. Off-market and network purchases avoid the bidding war entirely. Old Town, Eleven Oaks, Ravenwood Park, both Old Courthouse Square homes, and Chelsea’s Centreville first home never had a public listing.
  5. Keep the inspection. Nearly every multiple-offer win here kept it.

Frequently asked questions

How many homes has David Mount helped buyers purchase in Northern Virginia?

More than 100 purchases since 2015. The 90 documented on this page from MLS records (38 single-family homes, 34 townhomes, 18 condos) total more than $54 million; the list is not exhaustive, because several new-construction and off-market purchases were never entered in the MLS. All of this is part of more than 200 total transactions including listings.

Where does David Mount represent buyers most often?

Alexandria (17 purchases, including Old Town, Kingstowne, Stratford Landing, Seminary Valley, and Riverside Estates), Fairfax (9, including Greenbriar, Kings Park West, and Eleven Oaks), Centreville (8, including Westport, Sully Station, Stonehenge, and Woodgate Manor), Vienna (5, including Wolftrap Ridge and Westwood Manor), Springfield (5), Arlington (5), and Falls Church (4), with 11 more across Prince William County.

What price range does David Mount work in for buyers?

Single-family purchases on this page have a median price of $775,000 and townhomes $507,500; 35 of the 72 single-family and townhome purchases closed at $600,000 or above, and the highest was $1,610,000. I focus on townhomes and single-family homes at $600,000 and up.

Does David Mount negotiate seller credits for buyers?

Yes. On 31 of the 90 purchases I negotiated a seller credit, more than $343,000 in total, from $750 to $55,261, including credits on homes that were won against multiple offers.

Does David Mount work with VA loan buyers?

Yes. Many of the purchases on this page used a VA loan or a VA loan assumption, including wins against seven and 14 competing offers. I am one of Veterans United’s preferred agents and a Military Relocation Professional.

How quickly do David Mount’s buyers get under contract?

Twenty-five of the 90 purchases were under contract within three days of the home listing, and nine within one day. Speed comes from pre-approval, same-day showings, and offers written the night of the showing.
