If you’re an empty nester in Northern Virginia feeling overwhelmed by the upkeep of a large family home, you’re not alone. Many homeowners in Fairfax County, Arlington, Loudoun County, Prince William County, Alexandria, and Falls Church reach a point where the house that was perfect for raising a family is now too much space, too many stairs, and too much maintenance. David Mount specializes in helping downsizers make this transition smoothly, and profitably.

As an NVAR Top Producers Club Platinum Member (2024 and 2025) with 100+ five-star client reviews and 200+ successful transactions over 12+ years, David understands that downsizing is about more than selling a house. It’s about transitioning to the next chapter of your life with confidence.

Why Northern Virginia Empty Nesters Are Downsizing in 2026

The 2026 Northern Virginia housing market creates a strong opportunity for downsizers. Home values remain elevated across the region, which means the equity you’ve built over decades of homeownership can fund a very comfortable next step, whether that’s a single-level ranch home, a low-maintenance condo, or a vibrant retirement community.

Common reasons David Mount’s clients choose to downsize include reducing monthly maintenance and utility costs, eliminating stairs for safer daily living, freeing up home equity for retirement savings or travel, moving closer to grandchildren or other family, and simplifying life after the kids have moved out.

One-Level Living Options in Northern Virginia

Northern Virginia offers excellent options for empty nesters who want comfortable, single-level living:

Ranch-style single family homes are available throughout Fairfax County, Loudoun County, and Prince William County, offering the privacy and yard space of a traditional home without the stairs.

Townhomes and single-level homes in commuter-friendly areas like Alexandria, Arlington, Reston, and Herndon offer lower-maintenance living with easy access to shopping, dining, and transit.

Active adult and retirement communities offer amenities, social activities, and maintenance-free living tailored specifically for this stage of life.

Popular Communities for Downsizers in Northern Virginia

Downsizers across Northern Virginia gravitate toward communities like Heritage Hunt in Gainesville (golf-course living with an active social calendar), Potomac Green in Ashburn (maintenance-free living directly across from One Loudoun), The Woodlands in Fairfax (a smaller community known for its beautiful landscaping and welcoming clubhouse), and numerous condo and townhome communities in Alexandria, Arlington, and Falls Church.

What a recent downsizing client says

★★★★★ “David Mount is a superb realtor and you’d be hard pressed to find someone of his quality to help you buy/sell your home. He took a stressful process and made it seem effortless. He walked me through each of the milestones and answered all my questions along the way. He was always on time, available, honest and kind which made the process much less overwhelming!!”

Ray M., a retiring federal employee who listed her Sully Station townhouse in Centreville (Fairfax County) with David. Her home sold for $707,000, more than $80,000 above the $624,200 Zestimate shown in the months before the sale. 5-star Google review, August 2026.

Case Study: 21 Years in Ashburn Village: Sold in 5 Days, $21,000 Over Asking

Single-family home in Ashburn Village, Ashburn VA that David Mount sold in 2022 for $21,000 over asking

In 2022, I listed a single-family home in Ashburn Village for Kay and Chuck D., a couple who had owned it since 2001. One of them a nonprofit director, both ready for their next chapter: downsizing and relocating out of state for retirement. After 21 years in one home, this was more than a transaction. There were two decades of belongings to sort, memories in every room, and a long-distance move to coordinate on top of the sale itself.

We prepared the home to compete with newer listings: professional HDR photography, virtual dusk photography for the lead exterior shot, and a full video walkthrough so relocating and out-of-area buyers could tour from anywhere. We listed at $700,000. Within five days we had multiple offers and were under contract: closing at $721,000, $21,000 over asking.

Chuck put it this way in his five-star Zillow review: “David and the entire team at Redux Realty made selling our home incredibly easy and stress free. From our first meeting to close, David guided us through all the steps necessary to get our house in Ashburn, VA, on the market and sold quickly.”

The lesson for downsizers: the longer you’ve lived in your home, the more preparation and presentation matter. Buyers compare your home to newer competition, not to your memories of it. My job is to handle that side completely, so you can focus on the move ahead instead of the sale behind you.

Case Study: A Burke Station Square Downsizing with 5+ Offers, One Move, No Stairs (2015)

In 2015, a friend from my Lake Braddock days reached out: his mom was ready to downsize from her townhouse in Burke Station Square in Burke, but only if she could land somewhere with true one-level living: no stairs to climb and no depending on an elevator every day.

We prepared and marketed the townhouse to create real competition, and it worked: the listing drew more than five offers, which let her choose a very favorable price and terms. On the purchase side, we found a one-level home near Fair Oaks in Fairfax County that checked every box, and we kept her home-inspection contingency intact, so she never had to gamble on the condition of her next home to win it.

Best of all, we coordinated both closings so she sold the townhouse and closed on her new home the same day. One move. No storage unit, no interim rental, no moving twice.

Her son Samir left this verified five-star review on Realtor.com afterward:

Frequently Asked Questions About Downsizing in Northern Virginia

When is the best time to downsize in Northern Virginia?

Spring and early summer (March through June) typically offer the strongest buyer demand for larger family homes in Northern Virginia. However, the 2026 market remains competitive year-round in most areas. David Mount can advise you on the optimal timing based on your specific neighborhood and price range.

How much can I expect to get for my family home in Northern Virginia in 2026?

Home values vary significantly by area. Fairfax County’s median sale price was $752,250 in August 2026 (Bright MLS via FFXnow), with community medians running from the $600s to over $1 million, and Arlington and Alexandria tend to run higher. David Mount provides a complimentary comparative market analysis to give you an accurate picture of your home’s value in today’s market.

Should I renovate before selling, or sell as-is?

It depends on your home’s condition and your goals. David Mount evaluates each property individually and recommends only improvements that will meaningfully increase your net proceeds. In many cases, cosmetic updates like fresh paint and updated lighting deliver strong returns without the disruption of a major renovation.

How do I handle decades of belongings when downsizing?

This is one of the most emotionally challenging parts of downsizing. David Mount works with professional organizers and estate sale companies who specialize in helping families sort, sell, donate, and dispose of belongings with sensitivity and efficiency. You don’t have to do it alone.

Can I sell my home and buy a smaller one at the same time?

Yes. David Mount regularly helps clients coordinate simultaneous sales and purchases, including negotiating timelines, arranging temporary housing if needed, and structuring contingencies that protect your interests on both sides of the transaction. For the full playbook, including all four ways to bridge the gap and a realistic 8 to 10 week timeline, see my guide to selling and buying a home at the same time in Northern Virginia.
