Buying a Home Near Quantico: Where Military Families Live (2026)

Home > Buying a Home Near Quantico: Where Military Families Live (2026)

Quick answer: Families PCSing to Marine Corps Base Quantico most often buy in Triangle, Dumfries (including Montclair and Potomac Shores), Woodbridge (Lake Ridge, Markhams Grant, Port Potomac), and Dale City, all 5 to 25 minutes from the main gate, with Stafford County as the option to the south. Quantico pays the VA296 housing rate: in 2026 an E-6 with dependents receives $3,174 a month, which supports a Prince William County home price around $424,000 with a zero-down VA loan; an O-4 at $3,753 supports about $502,000. I am David Mount, a REALTOR® and Military Relocation Professional with The Redux Group of eXp Realty and one of Veterans United’s preferred agents. In 2026 I helped a military family relocating on orders buy in Potomac Crest, minutes from the gate, and a first-time couple win a Potomac Shores home that had been on the market one day, planned entirely from California. Why Quantico BAH goes further than you expect

Quantico’s BAH runs several hundred dollars a month below the DC Metro rate that the Pentagon and Fort Belvoir pay, and that worries families on their first look at Northern Virginia prices. The gap closes fast. Prince William County’s median home price sits well below Fairfax County’s, the county’s real estate tax rate is lower, and the Quantico corridor has the newest townhome supply in the region. The result: a Quantico E-6 buys a comparable home to a Belvoir E-6, just 20 minutes farther south. Run your rank and dependent status through my BAH Home Price Calculator; it uses the 2026 VA296 table and Prince William County’s actual tax rate.

One honest note: BAH is the floor, not the budget. Most families I work with add base pay or a spouse’s income and buy above the figures on this page; my Pentagon home buying guide shows how that math works tier by tier.

Where do Quantico families actually live?

I have closed purchases or sales in every area below.

Triangle and Dumfries (5 to 15 minutes)

The closest off-base market, straddling Route 1 and I-95 at the main gate. Potomac Crest in Triangle, where I helped a military family relocating on orders buy in 2026, is a few minutes from the gate. Dumfries holds two very different communities: Montclair, a 3,800-home lake community with beaches and a country club feel, and Potomac Shores, the newest master-planned community on the river with a Jack Nicklaus golf course and a VRE station on the way. Townhomes fill the E-5 to E-7 budget; single-family homes in Montclair and Potomac Shores open up at the O-3 to O-4 level. Montclair sale story

Woodbridge: Lake Ridge, Markhams Grant, Port Potomac (15 to 25 minutes)

The largest supply of homes in the Quantico orbit and the easiest commute north toward the Pentagon or Belvoir for a dual-military household. Lake Ridge is the established single-family and townhome core; Markhams Grant and Port Potomac are newer townhome and single-family communities near Route 1 and the Woodbridge VRE. I have closed first-time buyer wins in Markhams Grant and Port Potomac. Prince William buyer guide

In 2023, my first-time buyer secured a Port Potomac home in Woodbridge that went under contract within two weeks of hitting the market. That is the pace to expect in Port Potomac.

Dale City (15 to 20 minutes)

The value play: 1970s and 1980s single-family homes and split-levels on larger lots at prices that put a detached home within an E-6 to E-7 budget. Competition is real here; a Dale City home I listed in 2022 drew four offers in four days.

Stafford County (10 to 25 minutes south)

Aquia Harbour, Stafford, and the North Stafford corridor sit just south of the base with lower prices still. Many Quantico families choose Stafford for a larger house at the same BAH; the trade is a longer drive to anything north of the base. I have closed a handful of homes in Stafford as well, and I will tell you honestly when it is the better fit.

The most recent: first-time military buyers on PCS orders won a $515,000 home in Settler’s Landing, Stafford, against multiple offers with a VA loan. Kam K.’s review is below.

Manassas and Haymarket (25 to 35 minutes)

For families who want new construction or a Loudoun-adjacent commute. In 2026 I helped first-time veteran buyers close on new construction in Manassas City with a VA loan at zero down, a $20,000 seller credit, and a bought-down rate of 3.875 percent. I have also closed in Haymarket, including a 2024 move-up purchase in Dominion Valley Country Club.

Real Quantico area wins with military buyers

A military PCS purchase in Potomac Crest, Triangle (2026)

Laura relocated to Northern Virginia on military orders and needed a home on a PCS timeline. We found it in Potomac Crest in Triangle, minutes from Quantico’s main gate, and closed on her schedule. Her five-star review is on my Prince William buyer guide.

Settler’s Landing, Stafford: first-time military buyers win against multiple offers (2025)

Kam K. and his family arrived on PCS orders as first-time buyers and wanted a real home, not a rental, on a Quantico commute. We won a $515,000 home in Settler’s Landing against multiple offers with a VA loan. Stafford is where a Quantico BAH buys the most house, and this is the purchase I point to when a family asks whether the extra drive is worth it.

Potomac Shores, bought from California, listed one day (2026)

A first-time buyer couple planned their entire Prince William purchase from California by phone and video, flew in for one short touring trip, and won a Potomac Shores home that had been listed for a single day. They used a VA loan for the rate advantage and no mortgage insurance. That is the standard PCS playbook: tour remotely, move fast, sign remotely.

New construction in Manassas City with a $20,000 credit (2026)

First-time veteran buyers wanted new construction. We negotiated a $20,000 seller credit from the builder and used it to buy the rate down to 3.875 percent on a zero-down VA loan. New-construction incentives change monthly; a VA-fluent negotiator is how you capture them.

Markhams Grant, Woodbridge: a first-time buyer wins multiple offers (2024)

A first-time buyer beat competing offers on a Markhams Grant home in 2024. The full story is on my Prince William first-time buyer guide.

The sale side: Country Club Lake, Montclair, $720,000 (2026)

When the Lotz family moved home to Utah after a military career, I listed their 3,000 square foot Montclair home and sold it for $720,000 in 30 days. The buyer pool was almost entirely Quantico and Belvoir families on PCS timelines, which is why I know exactly what those buyers are looking for and what they will pay. Read the Montclair sale story

How I run a Quantico PCS purchase

  1. Orders first. Report date, whether you are coming from base housing or out of state, and your BAH grade. I plan the search backward from the day you need keys.
  2. Pre-approval with a VA-fluent lender. As a Veterans United preferred agent I work with lenders who count BAH correctly, know the funding-fee rules, and can structure a builder credit into a rate buydown.
  3. Search the whole corridor. Triangle, Dumfries, Woodbridge, Dale City, and Stafford compete with each other for the same BAH. I show you the trade-offs in commute and square footage, not one zip code.
  4. Move fast and keep your protections. The Potomac Shores win above came on a home listed for one day, and my VA buyers have beaten as many as 14 competing offers in Northern Virginia while keeping the inspection.
  5. Close on the PCS calendar. Rent-backs, delayed settlements, and remote signings when the service member is already at Quantico and the family is not.

Potomac Crest, Potomac Shores, Country Club Lake, and the rest of my Prince William and Stafford purchases are documented on my buyer track record.

Frequently asked questions

Where is the best place to live near Quantico?

For most families it is Triangle or Dumfries for the shortest commute, Woodbridge (Lake Ridge, Markhams Grant, Port Potomac) for the most choice, Dale City for a detached home on a tighter budget, or Stafford County for the most house per dollar. Montclair and Potomac Shores in Dumfries are the two communities Quantico families ask about most.

How much house can I afford at Quantico with BAH?

Quantico uses the VA296 rate. In 2026 with dependents: E-5 $2,955, E-6 $3,174, E-7 $3,228, O-3 $3,327, O-4 $3,753, O-5 $4,065 a month. With a zero-down VA loan at 6.5 percent, an E-6 supports about $424,000 in Prince William County, an O-4 about $502,000, and an O-5 about $543,000. Use the BAH calculator for your exact grade, dependent status, and VA disability rating.

Is Quantico BAH enough to buy in Northern Virginia?

Yes, because the Quantico market is priced for it. Prince William County’s median home price is well below Fairfax County’s and its property tax rate is lower, so a Quantico E-6 at $3,174 a month buys a home comparable to what a Belvoir E-6 at $3,759 buys 20 minutes north.

Can I buy near Quantico before I arrive?

Yes. The Potomac Shores couple above planned their purchase from California by phone and video and made one short trip to tour. Most of my PCS buyers follow the same pattern and sign remotely.

Should I buy or rent for a three-year tour at Quantico?

If your BAH covers the payment and you expect to stay two to three years, buying usually comes out ahead in this corridor, and you keep an asset you can rent to the next PCS family. If your orders are uncertain or under two years, renting is the safer call. I will tell you which one honestly.

Do you help Quantico families sell when orders come?

Yes. The Montclair sale above was exactly that. When your next PCS arrives, read the PCS home selling guide or the sell and buy at the same time guide, or call me and we will build the timeline together.
