Buying a Home Near the Pentagon: Where Military Officers Live (2026)

Home > Buying a Home Near the Pentagon: Where Military Officers Live (2026)

Quick answer: Officers assigned to the Pentagon or Joint Base Myer-Henderson Hall buy in one of two places: close in, in South Arlington, the City of Alexandria, or Falls Church, or 20 to 35 minutes out in Fairfax, Burke, and Springfield, where the I-66 and I-395 express lanes and the slug lines make a four-bedroom colonial a realistic Pentagon commute. BAH alone covers the first $580,000 or so for an O-4, which close to the Pentagon buys a townhome, not a house. Most Pentagon officers I work with add base pay or a spouse’s income and buy between $750,000 and $1 million, which is single-family territory in every area on this page. I am David Mount, a REALTOR® and Military Relocation Professional with The Redux Group of eXp Realty and one of Veterans United’s preferred agents. I have represented a number of clients who work at the Pentagon, and my VA-loan buyers have won in Arlington, Alexandria, Falls Church, Fairfax, and Burke against as many as 14 competing offers while keeping their inspection. Call or text me at 571-946-8418 to talk through your orders and timeline.

What a Pentagon assignment means for your home search

The Pentagon sits in Arlington County on the Potomac, with Joint Base Myer-Henderson Hall next door. Both pay the same DC Metro BAH as Fort Belvoir, but the homes closest to them cost more than homes near any other Northern Virginia base. That creates the central Pentagon decision: a townhome or smaller single-family home within 15 minutes, or a full-size colonial 20 to 35 minutes out in Fairfax County. The commute options are better here than anywhere else in the region: Metro’s Blue and Yellow lines stop at the Pentagon, I-395 and I-66 carry express lanes and the slug lines run straight into the Pentagon lots, and the Pentagon Transit Center is one of the busiest bus hubs in Virginia.

What Pentagon officers actually spend

BAH is the tax-free part of your housing budget, not the whole thing. Lenders qualify you on total income, so an officer household almost always adds base pay, often a spouse’s income, and frequently equity from the last house. At a 6.5 percent VA rate with Fairfax County taxes, every additional $1,000 a month supports roughly $135,000 more in price. Here is how that plays out for an O-4 with dependents (an O-5 adds about $40,000 to each tier):

  • BAH only, about $580,000. A townhome in Springfield, Kingstowne, or Burke; close to the Pentagon, this budget does not reach a single-family home.
  • BAH plus $1,500 a month, about $780,000. A single-family home in Burke, Springfield, Fairfax, or Falls Church; a townhome in South Arlington or Alexandria; a large, newer single-family home in Lorton or Woodbridge if you will commute by express lane, slug, or VRE.
  • BAH plus $3,000 a month, about $980,000. A single-family home in South Arlington, Del Ray, Seminary Hill, or the City of Fairfax, or a larger colonial on a bigger lot in Burke and Fairfax Station.
  • Add a down payment from a prior sale and every tier moves up, and the VA funding fee drops from 2.15 percent to 1.50 percent at 5 percent down.

To model your own numbers, open my BAH Home Price Calculator, pick your grade and county, and enter base pay or a spouse’s income under “Extra monthly budget beyond BAH.”

Where do Pentagon officers actually live?

I have closed purchases or sales in every area below.

Burke and Springfield via I-395 (20 to 35 minutes)

Where a large share of Pentagon officers end up. The I-395 express lanes and the slug lines from Burke Centre, Rolling Valley, and the Springfield commuter lots deliver a 30-minute door-to-desk commute without a Metro transfer, and the Franconia-Springfield Blue Line station is the backup. In return you get a four-bedroom colonial or a split-level on a quarter acre, inside the Lake Braddock, Robinson, and West Springfield school pyramids. Burke is mostly 1970s and 1980s single-family homes anchored by Burke Centre and Lake Braddock; Springfield adds a deep townhome supply plus established single-family neighborhoods along the Fairfax County Parkway. I grew up in Burke, won a seven-offer VA-loan competition for a military officer and his wife in the Bent Tree neighborhood, and have sold in Newington Forest, Lakewood Hills, Burke Centre, and Lake Braddock. Fairfax via I-66 (25 to 35 minutes)

The City of Fairfax and the surrounding county neighborhoods (Mantua, Kings Park West, Greenbriar, and Eleven Oaks) draw Pentagon officers who want the Woodson or Robinson pyramids and a commute on the I-66 express lanes or the Orange Line from Vienna. Homes here run from 1960s colonials on half-acre lots to newer construction in the City. In 2026 I helped a first-time buyer close an $860,000 home on the county side of Fairfax and represented the buyers of an off-market Eleven Oaks home. Fairfax community guide and Fairfax buyer guide

South Arlington (5 to 15 minutes)

Claremont, Fairlington, Shirlington, and the neighborhoods off Columbia Pike and Route 7 are the closest single-family and townhome markets to the Pentagon, with Metro and bus access that lets a family keep one car. In 2023 I represented buyers who used a VA loan on a single-family home in Claremont and kept their inspection, financing, and appraisal contingencies, then sold that same home in 2026 for full price in four days. North Arlington is closer still but prices there usually sit above even a well-funded officer budget. Arlington community guide and Arlington buyer guide

City of Alexandria (10 to 20 minutes)

Del Ray, Seminary Hill, and the West End offer single-family homes and townhomes with a straight run up Route 1 or the GW Parkway, plus the Yellow Line. In 2019 I helped first-time buyers win a single-family home in Quaker Park Estates against multiple offers. For families who want the river, the Fort Hunt corridor on the Fairfax County side adds space at a longer drive; a veteran client bought a $1.2 million home in Stratford Landing there in 2026. Alexandria community guide and Alexandria buyer guide

Falls Church (15 to 25 minutes)

The Fairfax County side of Falls Church (Woodley, Ravenwood Park, Southampton) gives Pentagon families 1950s and 1960s single-family homes on real lots with an I-66 or Route 7 commute. A veteran client bought in Ravenwood Park in 2024, and I have closed first-time and move-up purchases in Woodley and Southampton. Falls Church community guide

Lorton, Woodbridge, and Dumfries via I-95 (35 to 60 minutes)

Plenty of Pentagon officers buy here too, and the math is why: the same payment that buys a townhome in Springfield buys a large single-family home in Lorton, Lake Ridge, or Potomac Shores, often newer and on a bigger lot. The trade is a much longer commute, and in these areas public transportation and the slug line stop being a backup and become the plan. The I-95 express lanes, the slug lines from the Horner Road and Potomac Mills lots, the VRE Fredericksburg line from Lorton, Woodbridge, and Rippon, and the commuter buses into the Pentagon Transit Center are what make a Prince William or southern Fairfax County address work for a Pentagon assignment; driving solo at rush hour does not. I have closed homes in Lorton, Potomac Shores, and Montclair, and I will tell you honestly whether your household can live with the commute before you fall in love with the house. Prince William buyer guide and Quantico area guide

Two examples of how far the money goes on I-95: In 2025, first-time military buyers on PCS orders won a $515,000 home in Settler’s Landing, Stafford, against multiple offers with a VA loan. In 2023, a first-time buyer secured a Port Potomac home in Woodbridge that went under contract within two weeks of hitting the market. Both bought on the understanding that the express lanes, slug lines, or VRE would be the commute.

Joint Base Andrews, Anacostia-Bolling, and the Navy Yard

All three pay the same DC Metro rate. Officers assigned there who want to live in Virginia usually land in Alexandria or southeastern Fairfax County for the I-495 and I-295 commute, and everything on this page applies.

Real wins with military buyers near the Pentagon

Hired Monday, beat 14 offers Tuesday

An active-duty family relocating to Virginia hired me on a Monday and won against 14 other offers the next day with a VA loan, as first-time buyers, and still kept a home inspection. The offer structure is on my military relocation guide.

Bent Tree, Burke: a seven-offer VA-loan win for an officer and his wife

A military officer and his wife beat six other offers on a single-family home in Bent Tree with a zero-down VA loan, 30 minutes from the Pentagon by the express lanes. That is the Burke play in one story: more house, a real yard, and a commute that works.

Single-family home in the Bent Tree neighborhood of Burke, VA, won against seven offers with a VA loan

Claremont, South Arlington: a VA loan with every contingency kept (2023)

My buyers purchased a single-family home in Claremont with a VA loan on a house that had sat a few weeks, kept their home inspection, financing, and VA appraisal contingencies, and negotiated a sizable seller credit for the inspection findings. When they relocated in 2026 I listed the same home and it sold for full price in four days.

Quaker Park Estates, Alexandria: first-time buyers beat multiple offers (2019)

Jillian and her husband won a single-family home in Quaker Park Estates at $535,000 against competing offers. Her five-star review is on my Alexandria first-time buyer guide.

Stratford Landing, Alexandria: $1.2 million for a veteran (2026)

Cary L., a military veteran, beat multiple offers on a $1.2 million home in Stratford Landing with me as his buyer’s agent. I handle purchases at the luxury end for Pentagon families too.

How I run a Pentagon PCS purchase

  1. Orders and commute first. Report date, whether you will drive, slug, or ride Metro, and your BAH grade. Those three answers narrow the map before we look at a single listing.
  2. A real budget, not a BAH budget. With a VA-fluent lender (I am a Veterans United preferred agent) we build the number from BAH, base pay, a spouse’s income, and any equity, so you shop the right tier from day one.
  3. Price the trade-off honestly. I show you what the same payment buys in Arlington, Alexandria, Falls Church, Fairfax, Burke, and Springfield side by side, so you choose commute versus square footage with real numbers.
  4. Win without overpaying. Fast response, clean terms, and a listing-agent conversation before the offer goes in. That is how a VA loan beat 14 offers in a day and seven in Burke.
  5. Close on the PCS calendar. Rent-backs, delayed settlements, and remote signings when the sponsor is already at the Pentagon and the family is not.

Claremont, Bent Tree, Seminary Valley, and the rest of my Pentagon-commute purchases are documented on my buyer track record.

Frequently asked questions

Where is the best place to live near the Pentagon?

For the shortest commute, South Arlington (Claremont, Fairlington, Shirlington) or the City of Alexandria (Del Ray, Seminary Hill, the West End). For a full-size single-family home at the same payment, Burke and Springfield via the I-395 express lanes and slug lines, Fairfax via I-66, or Falls Church on the Fairfax County side. For the most house per dollar, Lorton, Woodbridge, and Dumfries, with the understanding that the commute is long and the slug line, express lanes, or VRE become the plan rather than the backup. Most Pentagon officers I work with choose one of the Fairfax County options.

How much house can I afford at the Pentagon with BAH?

The Pentagon and Myer-Henderson Hall pay the DC Metro rate. In 2026 with dependents an O-3 receives $4,020, an O-4 $4,410, an O-5 $4,692, and an O-6 $4,731 a month. On BAH alone with a zero-down VA loan at 6.5 percent, an O-4 supports about $586,000 in Arlington County, $579,000 in the City of Alexandria, or $580,000 in Fairfax County; an O-5 about $623,000 in Arlington and $618,000 in Fairfax County. BAH is the floor. Most officers add base pay or a spouse’s income and buy well above these figures; see the budget tiers above.

Can an officer buy a single-family home near the Pentagon on BAH alone?

Close in, usually not. An O-4 BAH-only budget buys a townhome in Springfield, Kingstowne, or Burke. Adding $1,500 a month from base pay or a spouse’s income moves you into single-family homes in Burke, Springfield, Fairfax, and Falls Church; adding $3,000 reaches single-family homes in South Arlington and Alexandria.

Does the Pentagon commute favor Metro or driving?

Both work, which is unusual for a base. The Blue and Yellow lines stop at the Pentagon, I-395 and I-66 have express lanes, slug lines run from Burke, Springfield, and Fairfax straight to the Pentagon lots, and bus routes converge on the Pentagon Transit Center. Many families keep one car and buy near a Metro station or a slug line pickup.

Can I buy near the Pentagon before I arrive?

Yes. Most of my PCS buyers tour by video first, fly in for one or two days of showings, and sign remotely. The 14-offer win above came from a family who hired me the day before.

Do you help Pentagon families sell when orders come?

Yes. The Claremont home above sold for full price in four days when my clients relocated. When your next PCS arrives, read the PCS home selling guide or the sell and buy at the same time guide, or call me and we will build the timeline together.
