Springfield is even closer at 8–15 minutes.

What that means for sellers: Belvoir-PCS-out families have the easiest move logistically — staying within Burke or Springfield (because of the convenience of being able to drive to the post for medical, commissary, or final out-processing tasks during the closing window). Belvoir-PCS-in families looking at Burke or Springfield should know that Belvoir’s daily traffic flow runs roughly opposite to commuter traffic into D.C., so the morning drive to Belvoir from Burke is one of the lighter commutes in Northern Virginia.

Burke and Springfield neighborhoods that consistently attract Belvoir families: Burke Centre’s Landings sub-cluster (closest to the parkway), Lake Braddock (community amenities and lake access), Cherry Run (cul-de-sac quiet plus park access), and West Springfield (older inventory, more affordable price tier).

PCS to or from the Pentagon

The Pentagon commute from Burke is meaningfully longer than from Belvoir — typically 35–50 minutes via I-395 or Fairfax County Parkway plus the Beltway, depending on time of day and traffic patterns. The Burke Centre VRE station offers a meaningful alternative: the Manassas line runs to Crystal City and L’Enfant Plaza, which puts you a short walk from the Pentagon for commuters who’d rather not drive.

What that means for sellers: Pentagon-PCS-in families looking at Burke specifically often choose The Landings sub-cluster of Burke Centre or properties near Burke Centre VRE for the train option. Pentagon-PCS-out families selling out of Burke have a wider buyer pool because the same VRE-access homes appeal to non-military commuters going downtown.

PCS to or from Quantico

Quantico is south of Burke. Drive time from Burke to Quantico’s main gate runs 30–50 minutes via I-95, depending on time of day and traffic on the 95 corridor. The VRE Manassas line doesn’t go to Quantico (the Fredericksburg line does), so most Quantico commuters drive.

What that means for sellers: Quantico-PCS-in families considering Burke usually weigh Burke against Stafford and Spotsylvania (closer to Quantico, lower price points) and Springfield (slightly closer to I-95, similar amenity). Burke wins for families who prioritize the Lake Braddock Secondary or Robinson Secondary school zones, the established community amenities, or proximity to spousal employment in Tysons or D.C. Quantico-PCS-out from Burke has a similar VRE-station broad-appeal advantage as Pentagon-PCS-out.
