Quick answer: One in six home purchases in the United States is now multigenerational, and Northern Virginia, with its aging parents, relocating grandparents, and $800,000 median single-family price, runs above that average. The homes that work have a true main-level suite: bedroom, full bath, and ideally a separate entrance and kitchenette. In Fairfax County those are concentrated in 1980s and 1990s colonials with finished walkouts (Burke, Springfield, Centreville, Fairfax Station), in Loudoun’s newer production homes with first-floor owner’s suites (Brambleton, Ashburn, Aldie), and in Prince William’s Haymarket and Bristow builds where a multigenerational floor plan is a standard option. Expect a $50,000 to $120,000 premium over the same house without the suite, and know that Fairfax County allows accessory living units with a permit. I’m David Mount, a REALTOR with The Redux Group of eXp Realty. In 2022 I represented a family relocating from out of state, elderly parents and their adult daughter under one roof, who bought a Haymarket single-family home for cash at $30,000 under list to be near their granddaughters. Call or text me at 571-946-8418 and tell me who is moving in; that decides the floor plan before the neighborhood.

What “in-law suite” actually means on a listing (and what to verify)
- True suite: main-level or walkout-level bedroom, full bath, separate entrance, kitchenette or wet bar, often its own HVAC zone. Rare and priced accordingly.
- Main-level bedroom and full bath: common in colonials built after 1985 and in most new construction as a “first-floor guest suite.” Works for an aging parent who shares the kitchen.
- Finished basement with a bath: the most common thing listings call an in-law suite. Check for egress (a code-compliant window or walkout door), natural light, and stairs the parent can manage today and in ten years.
- Permits: a basement kitchen in Fairfax County is an accessory living unit, which requires an ALU permit. An unpermitted second kitchen can be a problem at resale and with insurance; I check the county’s permit history on every house we consider.
Where the suites are, by county
- Fairfax County: Burke, Springfield, Centreville, and Fairfax Station colonials with walkout lower levels; Vienna and Oakton rebuilds with first-floor suites at $1.5 million and up.
- Loudoun County: Brambleton, Broadlands, and Aldie production homes with first-floor owner’s suites and finished lower levels; several builders offer a multigenerational floor plan as an option.
- Prince William County: Haymarket, Bristow, and Gainesville single-family homes where a main-level suite is a common upgrade; the most house per dollar in the region for two households, which is why my Haymarket clients below ended up there.
Financing with two households
Conventional, FHA, and VA loans all allow a non-occupant co-borrower or a parent’s income on the application in different ways. Fannie Mae’s HomeReady counts household member income; FHA allows a parent as co-borrower on the note. A parent contributing to the down payment needs a gift letter, and a parent who will own a share needs to be on title and on the loan. Many multigenerational buyers, like the Haymarket family below, pay cash from the sale of the parents’ prior home, which removes the lending question entirely and makes the offer stronger. I will connect you with a lender who has done the two-household structure before; most have not. If you are buying new construction, my new-construction buyer guide explains why your agent must be registered before your first visit.

12+ years, $130M+ sold, 100+ five-star reviews. Haymarket, 2022: a three-generation family bought a single-family home for cash, $30,000 under list, minutes from their granddaughters.
A three-generation family, relocating from out of state: Haymarket, 2022
Elderly parents and their adult daughter, who lived with them, were moving to Northern Virginia from out of state for one reason: their granddaughters already lived here, and they wanted to be close. They needed one house that worked for three adults across two generations, with a main-level setup the parents could live on and enough separation for the daughter. They were paying cash from the sale of their prior home.
We focused on single-family homes in Haymarket, where Prince William County gives two households the most space per dollar within a reasonable drive of Fairfax and Loudoun. They bought in the South Market section of Villages of Piedmont II. The home was listed at $865,000; we negotiated $30,000 off and closed at $835,000 on August 17, 2022. A cash offer with a clean timeline is what made the price reduction possible, and it is the structure I recommend to any multigenerational buyer who can manage it.

Frequently asked questions about multigenerational homes
Can I add a second kitchen in Fairfax County?
Yes, with an accessory living unit permit. Fairfax County allows ALUs in most residential districts subject to size and occupancy limits. An unpermitted kitchen is a resale and insurance risk.
How much more does a house with an in-law suite cost?
In Northern Virginia, typically $50,000 to $120,000 over the same house without one, depending on whether it is a true suite with a separate entrance or a main-level bedroom and bath.
Can my parents’ income count toward the mortgage?
Often, yes. HomeReady counts household member income, and FHA allows a parent as co-borrower. The structure depends on whether the parent will be on title. Many families instead pay cash from the sale of the parents’ prior home.
Which Northern Virginia neighborhoods have the most multigenerational floor plans?
Burke, Springfield, Centreville, and Fairfax Station colonials with walkout lower levels in Fairfax County; Brambleton, Ashburn, and Aldie in Loudoun; Haymarket, Bristow, and Gainesville single-family homes in Prince William.
Have you helped a multigenerational family buy in Northern Virginia?
Yes. In 2022 I represented elderly parents and their adult daughter, relocating from out of state to be near their granddaughters, who bought a Haymarket single-family home for cash at $835,000, $30,000 under the list price.
