Relocating to Northern Virginia for Amazon HQ2? Here’s Where to Live

If you just accepted a role at Amazon’s HQ2 in Arlington, Virginia, congratulations. You’ve landed in one of the most sought-after job markets in the country, in a region that consistently ranks among the best places to live on the East Coast. Now comes the question every new Amazon employee faces: where exactly should you live?

Northern Virginia is a large, diverse region, from the walkable urban corridors of Arlington to the leafy suburban estates of McLean, the historic charm of Old Town Alexandria, and the master-planned communities of Loudoun County. Each community has a completely different feel, commute dynamic, price point, and lifestyle. The right neighborhood for you depends on how you want to live, not just where Amazon is located.

I’m David Mount, a Northern Virginia real estate agent specializing in helping executives and professionals find the right home in the right community. In this guide, I’ll walk you through the top neighborhoods for Amazon HQ2 employees, what to budget, and what the market looks like right now.

Quick facts: Amazon HQ2 is located in National Landing, the Pentagon City and Crystal City area of Arlington, VA. It sits directly on the Blue and Yellow Metro lines, making it one of the most accessible employment centers in the region.

Before we get into neighborhoods, it helps to understand why Northern Virginia is such a draw, beyond the job. The region has consistently been ranked among the top places to live by U.S. News & World Report and Forbes, and for good reason:

  • Not quite a tax-free state, but lower than most: Virginia’s top income tax rate is 5.75%, significantly below Maryland’s 5.75% to 8.95% or DC’s rates. Northern Virginia residents keep more of their Amazon compensation.
  • Top-ranked public schools: Fairfax County Public Schools is one of the largest and highest-rated school districts in the country. Arlington Public Schools consistently ranks in the top tier for the state.
  • Access without congestion, if you choose right: Metro accessibility is a key differentiator. The right neighborhood choice can mean a 12-minute door-to-Metro commute versus a 45-minute slog on I-395.
  • Strong resale value: Homes in Northern Virginia hold value exceptionally well, even in softer markets. The proximity to federal employment, defense contracting, and tech investment creates a durable floor on prices.

The Best Neighborhoods for Amazon HQ2 Employees

Here are the four neighborhoods I most frequently recommend to Amazon employees relocating to Northern Virginia, each with a different profile.

1. Pentagon City and Crystal City, Arlington: The Zero-Commute Option

If you want the shortest possible commute and a walkable, urban lifestyle, living within a half mile of National Landing is as close as it gets. This is the neighborhood Amazon is building around, with new amenities, parks, and retail coming online continuously. Our Arlington home seller’s guide covers the full market picture for this corridor.

  • Commute to HQ2: 8 to 15 minutes on foot or Metro (Blue and Yellow Line, Pentagon City or Crystal City stations).
  • Price range: $500,000 to $1.2M for condos and townhomes. Single-family homes are rare and premium-priced.
  • Lifestyle: Urban, walkable, restaurant-heavy. The Pentagon City Mall, Whole Foods, and National Landing’s new plaza are steps away.
  • Best for: Employees who want no commute, prioritize walkability, and are comfortable with a condo or townhome lifestyle.
  • School district: Arlington Public Schools (highly rated, IB programs available).

2. Clarendon and Ballston, Arlington: Urban Energy with More Space

A few stops north on the Orange and Silver Line, Clarendon and Ballston offer a livelier street scene with more restaurants, retail, and nightlife than Pentagon City. This area skews younger and has a strong sense of community.

  • Commute to HQ2: 12 to 18 minutes via Metro (one transfer or direct Blue and Yellow connection).
  • Price range: $600,000 to $1.5M+ for condos, townhomes, and small single-family homes.
  • Lifestyle: Vibrant restaurant and bar scene, farmers markets, strong walkability score.
  • Best for: Employees relocating without children, or early-career and mid-level Amazon staff who value urban energy.
  • School district: Arlington Public Schools.

3. Old Town Alexandria: Historic Waterfront Prestige

Old Town Alexandria is one of Northern Virginia’s crown jewels, a walkable neighborhood with cobblestone streets on the Potomac waterfront, Federal-style architecture, Michelin-starred restaurants, and a community feel that draws executives who want character in their home. It’s one of the most desirable zip codes in the region. See our complete guide to selling in Alexandria for a deep look at the local market.

  • Commute to HQ2: 12 to 20 minutes via Metro (Yellow Line, King Street station) or 15 to 25 minutes by car via GW Parkway.
  • Price range: $700,000 to $3M+ for single-family homes and luxury condos. Row houses in the historic district start above $1M.
  • Lifestyle: Historic, sophisticated, walkable to the waterfront. Less dense than Arlington, more residential and quiet.
  • Best for: Senior Amazon employees, Directors and VPs, families who want prestige and quality of life.
  • School district: Alexandria City Public Schools. Many families opt for private schools in the area.

4. McLean: Luxury Suburban, Top Schools, Privacy

McLean is where you go when you want a five-bedroom estate with a three-car garage, top-rated schools, privacy, and easy access to DC without living in the city. This is Northern Virginia’s most prestigious suburb, home to diplomats, senior government officials, and C-suite executives. Our luxury selling guide covers what the top end of this market looks like.

  • Commute to HQ2: 25 to 45 minutes by car (GW Parkway or Route 66), depending on traffic. McLean has no direct Metro access; it is Silver Line-adjacent and requires a park-and-ride or ride share to the station.
  • Price range: $1.2M to $5M+ for single-family homes. Luxury new construction starts around $2M.
  • Lifestyle: Quiet, wooded, estate feel. Close to CIA headquarters, embassies, and Great Falls Park.
  • Best for: Senior Directors, VPs, and L8+ Amazon employees with families who prioritize school quality and home size over commute time.
  • School district: Fairfax County Public Schools. McLean High School is one of Virginia’s top-ranked public schools.

David Mount’s take: The biggest mistake Amazon HQ2 relocatees make is underestimating how much commute time varies by neighborhood, as well as by the time of day they leave. An 8-minute Metro ride beats a 35-minute drive every day. I always recommend mapping your actual commute at 8:30 AM before making a decision.

What the Market Looks Like Right Now

Northern Virginia in 2026 is a market in transition, which is actually good news for serious buyers like Amazon employees. After several years of bidding-war frenzy, the market has stabilized. Here’s what that means for you:

  • Inventory is up 45% year-over-year: You have more choices than buyers did two or three years ago. That means less pressure and more time to evaluate.
  • Inspection and appraisal contingencies are back: For the first time in years, buyers are successfully negotiating inspection and appraisal contingencies. This gives you protection you wouldn’t have had in 2021 to 2023.
  • Interest rates around 6%: Rates have moderated but haven’t returned to pandemic lows. At the $1M to $1.5M price range, budgeting for your mortgage carefully is important. I can connect you with lenders who specialize in Amazon RSU-income qualification.
  • Competition still exists at the top: Luxury homes in McLean, Old Town, and top Arlington zip codes still attract multiple offers quickly. Speed and preparation matter.

Two relocations I have closed, and what they teach

My own mother, Arizona to Burke, 2020. Just before the pandemic, the out-of-state buyer I represented was my own mother, relocating from Arizona to Burke, the town where I grew up. Good homes were drawing multiple offers in their first week, and hers did too. We won at $845,000 against an $830,000 list price while keeping the home inspection contingency in the contract. Price alone did not carry it. I built a real relationship with the listing agent and was upfront about who I represented and why, and when the offers were close, that trust decided it.

David and Rebecca P., Fox Mill Estates in Herndon, May 2026. David and Rebecca came to Northern Virginia for a new job and asked me to help them find the right home in an unfamiliar, fast-moving market. They bid on several homes before finding the one in Fox Mill Estates. When they saw it, they knew, and we acted the same day with an offer the sellers could not refuse. It closed in May 2026. That is how relocating buyers win here: learn the neighborhoods quickly, stay ready, and bring the right offer at the right moment.

I treat every relocating client the way I treated my mom’s move: local eyes on every detail you cannot see from another state, honest advice about neighborhoods, and an offer strategy built for competition. Both stories, with photos, are on my guide to buying in Northern Virginia from another state.

If your role requires discretion, my guide to private home buying for cleared professionals covers holding title in a trust or LLC and withholding your name from the county’s online record.

Off-Market Properties and Creative Strategies to Win

One of the most overlooked advantages of working with a well-connected local agent is access to homes that never hit Zillow. In Northern Virginia’s most desirable communities, a meaningful share of transactions, particularly in the $1M+ range, happen off-market through agent networks, quiet word of mouth, and early access to coming-soon listings.

I actively cultivate relationships with other Northern Virginia agents and regularly hear about properties before they’re listed publicly. For Amazon employees relocating on a tight timeline, this can mean finding the right home in the right neighborhood weeks before it would otherwise be available, and competing with far fewer buyers.

When competition is unavoidable, the most effective strategies go beyond simply offering the highest price. Sellers often care about certainty and timing as much as dollars. Here’s what actually works in the current market:

  • Pre-inspection before submitting an offer: Scheduling your home inspection before the offer deadline removes the inspection contingency while still giving you the information you need. Sellers love the certainty; you get the protection.
  • Escalation clauses with a cap: Rather than guessing the winning price, an escalation clause automatically increases your offer in set increments above any competing bid, up to your maximum. This keeps you competitive without overpaying blindly.
  • Flexible or seller-preferred closing date: Many sellers are themselves buying their next home. Offering to match their preferred closing timeline can be worth $20,000 to $30,000 in perceived value at no additional cost to you.
  • A strong personal letter: In competitive situations, a well-written letter from a buyer to a seller can tip the balance, particularly in Old Town and McLean where sellers often have deep emotional ties to their home.
  • Larger earnest money deposit: A deposit of 3% to 5% instead of the standard 1% signals serious intent and financial strength, especially valuable for Amazon relocatees who may be competing against local buyers with established banking relationships.

How to Navigate Relocation as an Amazon Employee

Amazon relocation packages vary by level. Some employees receive lump-sum relocation allowances, while others get fully managed relocation support. If you’re also coordinating a military-connected move, our military PCS and relocation page has additional guidance. Either way, here’s what you need to know before you start your home search:

  • Start 90 days before your start date if possible. The best homes in the best neighborhoods move fast.
  • Get pre-approved using your full compensation picture, including RSUs. Not all lenders know how to underwrite Amazon stock compensation. I work with lenders who do.
  • Don’t rely on Zillow estimates for NoVA pricing. The algorithm struggles with neighborhood-level value differences here. A 3-bedroom home in McLean and a 3-bedroom in Fairfax can differ by $600,000 for reasons that aren’t visible in the data. Search active listings here to get a real sense of what’s available.
  • If you’re relocating from another state, our out-of-state buyer guide walks through everything you need to know about buying remotely in Northern Virginia.
  • Work with a local expert who knows the commute, the schools, the development pipeline, and the off-market landscape, not a national relocation company that sends you a random agent.
