Selling Your First Home in Prince William County, VA (2026): A First-Time Seller’s Guide

Home > Selling > Selling Your First Home in Prince William County, VA (2026): A First-Time Seller’s Guide

Quick answer: Selling your first home in Prince William County in 2026 means selling into Northern Virginia’s most active starter-home market: a county median of about $600,000, homes going under contract in about 18 days at 99.4 percent of list, and a buyer pool heavy with first-time buyers, military families tied to Quantico and Fort Belvoir, and people priced out of Fairfax. Expect 6 to 8 percent of the sale price in selling costs, an HOA resale packet on nearly every townhouse, and, for most first-time sellers here, a move up to a single-family home in Montclair, Bristow, Gainesville or Lake Ridge lined up at the same time. I am David Mount, a REALTOR® with The Redux Group of eXp Realty. I have sold homes in Dale City, Markhams Grant, Montclair, Port Potomac, Country Club Lake in Dumfries, and Bradley Square and Blooms Hill in Manassas, and this page is what I tell first-time sellers in Prince William before we list.

What is a first home in Prince William County worth in 2026?

The county median sale price was about $600,000 in June 2026. Townhouses in Dale City, Lake Ridge and Woodbridge sit below that; single-family homes in Montclair, Bristow, Gainesville and Haymarket sit above it. Your subdivision’s last 90 days of sales sets your price.

Prince William splits into two markets that behave differently, and first-time sellers need to know which one they are in:

  • Eastern Prince William (Woodbridge, Dale City, Lake Ridge, Dumfries, Montclair, Triangle): closer to Quantico, Fort Belvoir and the I-95 commuter lots. Townhouses roughly $400,000 to $550,000; single-family homes $550,000 to $800,000. Fastest-moving segment in the county because it is the most affordable entry point in Northern Virginia with a reasonable commute.
  • Western Prince William (Manassas area, Bristow, Gainesville, Haymarket, Nokesville): newer construction, larger lots, Route 66 and VRE commute. Townhouses roughly $450,000 to $600,000; single-family homes $650,000 to $1 million plus. Slightly longer days on market, higher price ceilings.

Inventory county-wide is up about 20 percent from last year, which means buyers now have a choice between your home and the one three streets over. Pricing off the county median instead of your own subdivision is how first-time sellers in Prince William end up sitting for 45 days and cutting the price.

How much does it cost to sell a first home in Prince William County?

About 6 to 8 percent of the sale price, almost all of it paid from proceeds at closing. On a $500,000 Dale City or Lake Ridge townhouse that is roughly $30,000 to $40,000:

  • Commission. Negotiable. The buyer’s agent fee is negotiated separately and usually requested as a seller concession in the offer.
  • Virginia grantor’s tax and Northern Virginia regional fees. About 0.3 percent, roughly $1,500 on $500,000, paid by the seller.
  • Settlement and title charges, deed prep, pro-rated county real estate tax. Typically $1,500 to $2,500.
  • HOA resale packet fees. $100 to $400. Dale City itself has no master HOA, but most townhouse sections and every newer community (Port Potomac, Potomac Shores, Bristow’s planned communities, Montclair) do.
  • Prep. $2,500 to $6,000 for paint, carpet, cleaning and minor repairs. Because Prince William prices are lower than Fairfax, prep dollars go further here: a $3,000 refresh regularly moves the sale price by $10,000 or more.

On that $500,000 townhouse with a $330,000 mortgage balance, most first-time sellers net around $130,000 to $140,000. I put the net sheet in writing at three prices before we list.

How long does it take to sell a first home in Prince William County?

About 6 to 9 weeks from decision to closing. Correctly priced homes in Prince William went under contract in about 18 days in 2026, the fastest of any Northern Virginia county, with 30 to 45 days for a financed buyer to close.

VA-financed buyers are a large share of the Prince William market because of Quantico and Fort Belvoir. VA loans close on the same timeline as conventional loans when the lender is experienced with them, and the VA appraisal is not the obstacle sellers sometimes fear. Do not let an agent talk you out of accepting a strong VA offer.

I am military and just got orders. How fast can I sell my Prince William home?

Under contract inside two weeks is realistic if we start the day the orders arrive. The sequence: prep list and photos in the first week while you pack, Coming Soon pre-marketing to my buyer-agent network and the incoming PCS buyers I am already working with, then a short active window with an offer deadline. If timing is tight, a cash buyer can close in two to three weeks. If you bought with a VA loan at a low rate, we can market the loan as assumable, which widens the buyer pool considerably in a 6 percent rate environment.

I am a Veterans United preferred agent, my step-father served in Army Special Forces, and a large share of my Prince William transactions have been military families on both sides. My veteran and military home sellers guide and my PCS relocation page cover the details.

Should I rent out my Prince William townhouse instead of selling it?

Run both numbers before deciding. Prince William rents come closer to covering a mortgage than in Fairfax, so keeping a first home as a rental can pencil out here more often than elsewhere in Northern Virginia. But renting more than three years forfeits your capital gains exclusion, and being a landlord from Fort Hood or San Diego is harder than it sounds.

If you lived in the home two of the last five years, up to $250,000 of gain ($500,000 married filing jointly) is excluded from federal tax under Section 121. Move out, rent for three-plus years, and that exclusion is gone. I will show you the sale net today against the rental cash flow and the future tax bill, side by side, so the decision is made with real figures. I am not a tax advisor; confirm your own situation with one.

Can I sell my first home in Prince William and buy a bigger one at the same time?

Yes. The most common move in the county is from a Dale City, Lake Ridge or Woodbridge townhouse to a single-family home in Montclair, Bristow, Gainesville or Lake Ridge itself. With 18-day contract times, first-time sellers in Prince William usually have the leverage to negotiate a rent-back after closing, which gives you 30 to 60 days to close on the next home without carrying two mortgages. A home-sale contingency works once your listing is in pre-marketing. My move-up seller guide covers each structure.

Frequently asked questions from first-time sellers in Prince William County

What is a first home worth in Prince William County in 2026?
The county median was about $600,000 in June 2026, with homes going under contract in about 18 days at 99.4 percent of list. Townhouses in Dale City and Lake Ridge sit below the median; single-family homes in Montclair, Bristow and Gainesville sit above it.

How much does it cost to sell a first home in Prince William County?
About 6 to 8 percent of the sale price. On a $500,000 townhouse that is roughly $30,000 to $40,000, including negotiable commission, about 0.3 percent in grantor’s tax and regional fees, settlement charges, HOA packet fees and prep.

How fast can a military family sell a Prince William home after getting orders?
Often inside two weeks to contract using pre-marketing during prep, a short active window and an offer deadline. A cash buyer can close in two to three weeks, and a low-rate VA loan can be marketed as assumable.

Should I accept a VA loan offer on my Prince William home?
Yes, when it is the strongest offer. VA loans close on the same timeline as conventional loans with an experienced lender, and VA buyers are a large share of the Prince William market because of Quantico and Fort Belvoir.

Should I rent out my Prince William townhouse instead of selling it?
Run both numbers. Prince William rents come closer to covering a mortgage than in Fairfax, but renting more than three years forfeits the capital gains exclusion and makes you a remote landlord.

Can I sell my first home in Prince William County and buy a bigger one at the same time?
Yes. The common move is from a Dale City or Lake Ridge townhouse to a single-family home in Montclair, Bristow or Gainesville, using a rent-back or a home-sale contingency. With 18-day contract times, sellers have leverage to negotiate both.

Do I need an HOA resale packet to sell in Prince William County?
If your home is in an association, yes. Dale City itself has no master HOA, but most townhouse sections and every newer community do. The association has up to 14 days to produce the packet and the buyer has three days after receipt to cancel.

Do I pay capital gains tax when I sell my first home in Prince William County?
Usually not. If you lived in the home two of the last five years, up to $250,000 of gain ($500,000 married filing jointly) is excluded under Section 121. Confirm with a CPA.
