Updated October 17, 2026 by David Mount, REALTOR®, The Redux Group of eXp Realty | Burke, Virginia
Quick Answer: Burke stayed a seller’s market in Q3 2026, but it cooled noticeably from the spring. The September median sold price was $642,500, homes went under contract in 18 days on average (faster than the 23 days of a year earlier, but slower than June’s 12), and supply sat near 1.1 months. The clearest change of the quarter: price reductions. Roughly 37 of the 103 active listings in mid-October had cut their price, more than double the share we saw in July. Well priced, well prepared homes still sell quickly and slightly above list. Overpriced homes now sit.

Q3 2026 Burke Market Snapshot
| Metric | Q3 2026 reading | Source |
|---|---|---|
| Median sold price (September 2026) | $642,500 | Movoto Burke market trends, updated October 17, 2026 |
| Median sale price, ZIP 22015 (three months ending August 2026) | $690,951, down 0.58% year over year | Redfin ZIP 22015 |
| Homes sold (September 2026) | 94, up from 89 in September 2025 | Movoto |
| Average days on market (September 2026) | 18, versus 23 a year earlier | Movoto |
| Sale-to-list ratio (three months ending August 2026) | 101.0%, with 55.4% of homes selling above list | Redfin ZIP 22015 |
| Active listings (October 17, 2026) | 103, with 37 showing price reductions | Movoto |
| Months of supply | About 1.1 (103 active listings divided by 94 monthly sales) | Calculated from Movoto data |
| Median price per square foot | $343 | Movoto |
A note on the two price figures: Movoto’s $642,500 is the median for homes that closed in September alone, across all property types, and Burke’s mix of townhomes and detached homes swings that number month to month. Redfin’s $690,951 covers the three months ending August 2026 for ZIP 22015. Both are real; they just slice the market differently. Redfin also scores 22015 an 87 out of 100 on its Compete Score, which it labels “very competitive.”
How does Q3 compare to Q2 and to last year?
Prices held roughly steady, but the market lost urgency over the summer. In June, the Burke median sold price was $650,000 and the typical home went under contract in 12 days. By September the median was $642,500 and the average had stretched to 18 days. That is still fast by any normal standard, and still faster than the 23 days Burke averaged in September 2025, but buyers are no longer racing every listing. The sharpest signal is price cuts: in late July, 14 of 92 active listings had reduced their price. By October 17, it was 37 of 103. Sellers who priced off spring comps spent Q3 correcting.
The regional backdrop explains why. The Northern Virginia Association of Realtors’ September report, released October 16, 2026, put the regional median sold price at $744,950, up 4.2% year over year, for its footprint (Fairfax and Arlington counties plus Alexandria, Fairfax City, Falls Church, Vienna, Herndon and Clifton). But closed sales fell 7.5%, new pending sales dropped 16.2%, and active listings jumped 30.7% to 3,477, pushing regional supply to 2.5 months. Bright MLS’s September report showed the same pattern across the Washington, D.C. metro: a $610,000 median sold price, up just 1.6%, a median of 22 days on market, and inventory up 20.1% from a year ago. Burke, at about 1.1 months of supply, remains far tighter than the region around it, which is why it is cooling more gently.
What this means for Burke sellers
You still have the advantage, but only at the right price. A majority of Burke homes (55.4% per Redfin) still sold above list this summer, and the average sale came in about 1% over asking. That reward goes to homes that hit the market priced on the last 60 days of closed sales, not on what a neighbor got in April. With more than a third of active listings already reduced, buyers can see exactly which homes overreached, and they negotiate accordingly. Practical moves for a Q4 listing: price to the most recent comps, finish photos and prep before you list so the first weekend does its job, and treat the first ten days as your entire pricing test. If showings are quiet by day ten, the market is telling you the number, not the marketing, is the problem.
For buyers, Q3 opened the first real window in a while. More listings, more price cuts, and 18 days of breathing room mean you can inspect, negotiate, and occasionally win below list on a home that sat. Townhome competition remains the stiffest because entry-level supply is still scarce.

David’s take
I grew up in Burke and I watch this market daily, and the third quarter felt like a gear change rather than a downturn. The spring frenzy priced some sellers into overconfidence, and the 37 price reductions sitting on the market right now are the receipts. But the fundamentals under Burke have not moved: commuter location, Lake Braddock and Robinson schools, and a townhome and single-family mix that stays affordable relative to the county’s $890,000-plus averages. Homes I saw priced correctly in September still drew multiple offers. My advice for anyone thinking about a winter or early spring sale is to get the pricing conversation done now, while the Q3 closed data is fresh, so you list from evidence instead of hope.
Frequently Asked Questions
What was the median home price in Burke, VA in Q3 2026?
The September 2026 median sold price in Burke was $642,500, per Movoto. Redfin puts the ZIP 22015 median at $690,951 for the three months ending August 2026, down 0.58% from a year earlier. The two figures differ because they cover different time windows and property mixes.
How fast are homes selling in Burke right now?
About 18 days on average as of September 2026, per Movoto. That is faster than the 23-day average of September 2025 but slower than June 2026, when the typical Burke home went under contract in 12 days.
Is Burke still a seller’s market in late 2026?
Yes, with about 1.1 months of supply, Burke remains a seller’s market, but a more selective one. Balanced conditions are usually considered 4 to 6 months of supply. The caveat: 37 of the 103 active listings in mid-October had already reduced their price, so the advantage belongs to sellers who price accurately from day one.
Are Burke home prices going up or down?
Essentially flat to slightly down over the quarter. The Burke median went from $650,000 in June to $642,500 in September per Movoto, and Redfin shows ZIP 22015 down 0.58% year over year. Regionally, the NVAR footprint’s September median of $744,950 was up 4.2% year over year and the D.C. metro’s September median was up 1.6% per Bright MLS, so this looks like a plateau, not a decline.
Should I sell my Burke home now or wait until 2027?
The data leans toward sooner. Inventory across Northern Virginia rose all year (up 30.7% in the NVAR footprint in September and 20.1% across the D.C. metro), which means more competition for your listing the longer you wait. Burke’s supply is still only about 1.1 months, so a correctly priced home today faces far less competition than the regional trend suggests it will next year. Your personal timeline should still drive the decision.
